Though home prices in Colorado have continued to rise, there are still some very affordable areas to consider. Recently, the Denver Business Journal posted a list of the 10 most affordable cities in Colorado, 7 of which are in our own backyard in Northern Colorado.

This post will dive into those 7 affordable cities in Northern Colorado. I’ll also provide some key insight the other article missed.

Greeley and Fort Collins Didn’t Make the List

Greeley still has some great prices relative to Colorado overall, but it didn’t make the top 10 list.

Here’s a peak at Greeley:

  • Average home price: $262,754
  • Median income: $44,226
  • Home price to income ratio: 5.9 (the lower, the more affordable)

And Fort Collins:

  • Average home price: $342,000
  • Median income: $53,359
  • Home price to income ratio: 6.4 – that’s pretty high!

  • Annual property tax: $930
  • Annual insurance: $650
  • Monthly mortgage payment: $539
  • Median household income: $47,798
  • Price/income: 4.7
