Answer: In recent years the housing prices in Northern Colorado have exploded; however, there are a few communities that offer deep discounts to the Greeley/Loveland/Fort Collins and Denver areas.
Fort Morgan sits approximately 60 miles from both the Denver and Greeley areas. The median sales price of homes in Fort Morgan is currently $197,750 versus Denver County at $403,380 and the Greeley/Loveland/Fort Collins area at $325,000.
This could be a great opportunity to those that are willing to commute or that are able to work remotely. Although the most recent population census shows a community of 11,034, this town shares many amenities of larger towns including a super Walmart and, according to TripAdvisor, has more than 30 restaurants to choose from.
Sterling sits about 45 miles to the northeast of Fort Morgan and approximately 100 miles east of Greeley and Fort Collins but offers a significant discount! The median sales price of homes in Sterling is only $137,500! This is roughly 58% less than the median price in the Greeley/Loveland/Fort Collins area, about 66% less than Denver County, and still a savings of 30% versus the Fort Morgan area.
This could be a great opportunity for those employed by companies and industries that report to work east of the Greeley Area or those that are able to work remotely. As far as amenities go, Sterling also has more than 30 restaurants, according to TripAdvisor, a Super Walmart, and a Junior College!
Both Fort Morgan and Sterling have seen their share of market value increases too! Fort Morgan has experienced a median sales price increase of 56% over the past eight years and Sterling experienced a 31% increase during the same period. While Fort Morgan and Sterling may not work for everyone, there may be some great advantages to those with flexibility in their living location.
