Some people are looking to buy a home, some are looking to sell, and sometimes people are looking to do both! It can be tricky to coordinate buying and selling a home, but it is possible. We have many clients who sell their home and buy a new home the same day, which eliminates the need for them to move twice. Everything has to be lined up well, you have to have a great agent and great lender to make selling and buying at the same time work. 

Many homeowners have to sell the home they are currently living in, in order to buy a new home. It is tough to qualify for two houses at once, and that is why one house must be sold, before you can buy the new house. There are many ways to accomplish this feat:

  • List your house for sale and look for a new house: If you have to sell one house to buy another, it may be tougher to get an offer on a home accepted. House sellers tend to like offers that are not contingent on the buyer selling their own home. If the buyer already has their home under contract, the seller will look much more favorably at their offer. By listing your house first it makes it more likely you can get an offer on a new home accepted. However, you run into the risk of selling your home, without finding a new home to move into. There are ways our team can protect you in this situation. 
  • Find a home to buy and then list your home: This technique is less risky, because you have already found a home to buy, before you put your home up for sale. However, many sellers will be hesitant to accept an offer before the buyers have listed their home. They do not know if the buyers will be asking a reasonable price or how quickly the home will sell. There are ways you can make this work and I helped some clients use this technique a couple months ago with great success. The use of contingencies, first right of refusals and 72 hours clauses can protect both sides. 
  • Sell your house first and then look for a home: Some homeowners decide it is easier to move twice by selling their home first, moving somewhere for a few months and then buying a new home. This takes much of the stress out of the process (except for the stress of moving) by making it easier to get an offer accepted on a new house.
