For-Sale-by-Owner can be a good option in rare cases, but putting your home up for sale is just a component of the overall picture. And contrary to common belief, the seller still needs to pay the buyer’s agent, so the money savings is much less than people may expect.

What if I want to pay the buyer agent less than 3%?

As you can see in the table above, the real estate fee you pay to list your home is split between the agent that lists your home and the agent representing the buyer. The buyer’s agent can be from any firm.

You have the option to pay the buyer’s agent a lower percentage, but there are certain downsides to doing so. Buyer’s agents will see the amount the home is paying, and may take that into consideration when showing homes to their customers.

For this reason, you can see that we adjust our end of the fee (the listing agent portion) based on the services provided. If you would like to lower the buyer agent fee, we can discuss the pros and cons of doing this and help you determine the best course of action for your situation.
